HWF | Elbphilharmonie goes Cannes

Das südfranzösische Cannes erwartet im März hohen Besuch. Wenige Monate vor der Eröffnung am 11. und 12. Januar 2017 macht das neue Wahrzeichen Hamburgs, die Elbphilharmonie, einen Abstecher an die Mittelmeerküste, um sich der internationalen Immobilienwirtschaft vorzustellen. Dort findet vom 15. – 18. März die MIPIM, die weltweit führende Fachmesse für Immobilienexperten, statt. Hamburg präsentiert sich mit seinen wichtigsten Stadtentwicklungsprojekten, und die Elbphilharmonie ist davon das Spektakulärste.

Hamburg | Case study: Mitte Altona | Hamburg is cleverly regenerating its industrial wasteland

Covering an area of 78 km2, Altona was once a separate city before it became part of Hamburg in April 1938. With a population numbering some 250,000, Altona is divided into 14 districts, each with its own character. In Mitte Altona (Central Altona), an abandoned rail-way freight station and industrial wasteland bordering the disused Harkortstrasse brewery occupy a large contiguous piece of land. In addition to this existing site, Deutsche Bahn’s intention to relocate railway lines and S-Bahn lines from Altona station to Diebsteich station by 2023 will eventually leave a central, open space totalling 29 hectares. This presents an enormous opportunity for the city, which is pushing the Hamburg Senate to conduct preliminary studies for regenerating the area. In 2010, architect and urban planner André Poitiers won the competition for ideas with his master plan for “Mitte Altona”.

Hambourg | Cas pratique: Mitte Altona | Hambourg requalifie intelligemment ses friches industrielles

S’étendant sur une surface de 78 km2, Altona a longtemps été indépendante avant que la ville ne devienne, en avril 1938, une partie d’Hambourg. Avec une population d’environ 250000 habitants, Altona est divisée en 14 quartiers, chacun ayant ses propres caractéristiques. Au niveau de Mitte Altona (Centre Altona), la juxtaposition d’une ancienne gare de marchandises abandonnée et de friches industrielles le long de la brasserie désaffectée Harkortstrasse représentait déjà une emprise foncière contigüe conséquente. Combinée avec l’annonce de la Deutsche Bahn de déplacer les grandes lignes ferroviaires et RER (S-Bahn) de la gare d’Altona à la station Diebsteich à l’horizon 2023, c’est à terme un espace ouvert et central de 29 hectares, représentant une énorme opportunité pour la ville, qui pousse le Sénat de Hambourg à entreprendre des études préparatoires de réaménagement urbain. En 2010, l’architecte et urbaniste André Poitiers remporte le concours d’idées avec son plan directeur posant les bases conceptuelles de “Mitte Altona”.

HWF International Players Increasingly Invest In Hamburg

The real estate location Hamburg is increasingly in the focus of international investors. Last year’s largest transactions took place at HafenCity, with five properties sold in the north of Überseequartier and, as the largest project in regard to volumes, the development of the south of Überseequartier by the French commercial property company Unibail-Rodamco. In order to stabilise the interest of interest investors in Hamburg at high level, Hamburg will participate at this year’s international commercial property fair MIPIM in Cannes on the French Riviera with 21 partners.
